Dove Valley Ranch (a.k.a. “The DVR” or “DVR”) is located in Cave Creek, AZ. It is a family friendly, established, housing development consisting of about 850 homes built mostly in the late 1990’s/early 2000’s. Homes range from 1,350 to 4,000+ sq ft, with a combination of one and two stories floor plans. A majority of the smaller to midsized 3/2 homes are considered relatively affordable for the area, currently ranging from $550,000 to $625,000.
I think “The DVR” is an attractive option for those investors looking to invest in longterm/midterm single family rental properties and/or fix-and-flip opportunities….you just have to spend the time looking for the right property.
Why Invest in Dove Valley Ranch?
- Strong Market Demand – DVR attracts buyers and renters seeking a peaceful, upscale lifestyle with convenient access to North Phoenix and Scottsdale. The demand for affordable homes in the area ensures steady property appreciation and rental income potential.
- Diverse Housing Options – The community offers a mix of single-family homes, mostly gated neighborhoods, and golf course properties, allowing investors to choose from a variety of price points and investment strategies. A majority of the housing in DVR is classified as “affordable”, making it an ideal location for investors targeting budget-conscious buyers and renters. PS…I understand this is still expensive, but for the area it is more affordable than most of the Town of Cave Creek or North Scottsdale.
- Desirable Amenities – With a golf course, scenic desert landscapes, and well-maintained walking trails, DVR offers a lifestyle that appeals to families and professionals alike. These amenities help drive property values and attract long-term tenants.
- Proven Property Value Growth – The North Phoenix/Cave Creek market has shown consistent appreciation over the years. Properties in DVR tend to maintain strong resale value, making it an ideal location for long-term wealth-building strategies.
- VA/FHA Loans: There are a handful of low interest rate assumable loans in the area. If you are open to putting down a little more than usual and waiting for the 4-6 month assumption process to complete…you may have yourself a nice cash-flowing property.
- Low Vacancy Rates – With its desirable location and community features, rental properties in DVR tend to lease quickly, minimizing downtime and maximizing cash flow for investors.
- Proximity to TSMC – The new Taiwan Semiconductor Manufacturing Company (TSMC) facility is located just 15 minutes away and is expected to drive increased housing demand as workers seek nearby accommodations. TSMC Details
- DVR’s CC&Rs – The current CC&Rs allow for a 6 month or greater rental term. I have not personally tried a furnished midterm rental (6 months or greater), but the financials may pencil out as you can charge more per month. However, you should plan for potentially longer vacancies.
- DVR is Really Located in North Phoenix – The homes have a Cave Creek address, but the homes are located in Phoenix and serviced with the City of Phoenix services, such as water, garbage, sewer and Police. These services are efficient and low cost. I think this makes the development more attractive, as long as you don’t tell a Creeker you live in Cave Creek 🙂
Some Investment Property Headwinds
- High Asking Prices – Retail pricing found in the MLS combined with current lending rates make a profitable single family longterm rentals next to impossible unless you are putting a hefty down payment. This makes turnkey rental units, that produces interesting cash on cash returns a struggle to find. This is forcing investors to find properties that are not market ready with properties owners see value in speed to close vs highest agreed to sale price.
- Future Inventory is Coming – It’s obvious that with local business investment like TSMC and HonorHealth comes housing demand. Large national builders are already breaking ground or planning to do so. This may put downward pressure on rents and appreciation over the next few years.
- Age of Homes – Most of the homes were built in the late 90s or early 2000s. Roofs are coming due, pools are getting older, etc.. Items you should build into your subject property’s pro forma.
- Quality of the Homes – These are not custom homes. They are nice homes, but they are also track homes. For example, there are known issues related to the windows with some of the homes (the windows failed quickly after construction, which led to a lawsuit). It’s not the end of the world, but you may have to make some pricey capital investments if you are not careful.
