Why a Flat Fee?

As a part-time investor, live-in fix and flipper and a landlord – I have had my fair share of real estate transactions over the past 20 years.

After a recent real estate transaction, I could not help but feel that I overpaid for agent services. As the client, I seemed to set the sales price, quality checked the listing, provided direction throughout the process, kept the transaction on schedule and I couldn’t help but feel my agent did not have my best interests in mind.

This experience led me to obtain my real estate license with the intention that I will buy and sell my properties going forward and avoid paying some agent commissions.

Not long after I obtained my license, my brother and his wife asked me to help them buy a home, which I did. I found them an off market home, at a selling price that was great for both parties. It was easy to make the deal work for all parties when you remove most of the agent compensation.

I enjoyed the entire home buying process while working with my brother and his wife. I soon realized that I could help others do the same.

I believe that combining my real estate investment experience, with my decades of negotiating corporate contracts, provides me with the knowledge, empathy and rigor to effectively help my clients buy property at a fair price.

I feel that advancements in technology and the templated real estate contracting process have significantly simplified the home-buying process for agents and brokers alike. This technology driven optimization & standardization demands that the industry shift to a more realistic compensation model.

Getting the compensation right is only going to get us so far. In my opinion, traditional percentage-based buyer agent compensation model, conflicts with the buyer’s goal of purchasing a home at the lowest possible price. In this traditional model, an agent would be paid less for negotiating a better price, which is clearly misaligned with the buyer’s objective to buy a property at the lowest possible price.

I believe a flat fee agent compensation model best aligns agent/buyer motivations.

In fact, I have proven that a, flat fee, technology savvy, full-service fiduciary agent aligns better with the buyer’s goals and therefore I am offering an affordable, alternative to traditional real estate buyer agent services.

In order to simplify my client engagement process, I have created three service bundles. These service bundles allow clients to decide how much help they want when buying a home. For example, there is no need to pay for all the buyer agent services if you already know which home you want to buy.
